ABOUT THE ROLE
As Regional Property Manager, you will be responsible for tenant relations, the day-to-day operations of the physical buildings, budget management, storytelling, and developing an evolving vision for the site.
Reporting to the Regional General Manager for Alberta, and working in collaboration with other departments, the new Regional Property Manager will be responsible for the optimal financial performance, maintenance, and administration of the shopping centres. The Regional Property Manager will prepare monthly and quarterly property management reports and assist in the preparation of annual budgets and financial summaries. In addition, they will collaborate with other properties and departments of SHAPE on other duties and projects as assigned from time to time.
Primary Job Responsibilities
Financial Accounting & Revenue Analysis
- Support Property Accounts Administrators with accounts receivable and accounts payable
- Contribute to variance reporting, forecasting, and year-end financial statements
- Assist with lease documentation and tenant billings, as required
- Monitor expenses monthly and quarterly, analyze variances against budget, and recommend corrective actions
- Review service contracts for opportunities to align with market rates or consolidate across centres to achieve cost savings while maintaining service levels
- Reconcile and post recoveries to appropriate accounts, including journal entries to reclassify from balance sheet to income statement
- Manage monthly percent rent billings, accruals, schedule updates, and GLA reconciliations
- Review leases for catch-up billings, including logs, percent rent, and other recoverable, and ensure accurate postings
- Develop, monitor, and manage annual operating and capital budgets in conjunction with operations and finance teams
- Maintain organized records to support efficient and accurate financial reporting
Operations
- Collaborate with Property Operations Managers on capital plans, sustainability projects, monthly reporting, and property meetings
- Participate and present information, as required, at co-venture meetings, virtually or in-person
- Conduct regular property inspections and ensure optimal performance of janitorial, maintenance, and security services
- Lead long-term planning for major repairs, replacements, and capital enhancements
- Oversee procurement and management of service contracts (e.g., snow removal, landscaping, cleaning, and equipment maintenance)
- Maximize use of Angus Anywhere for preventive maintenance, inspections, and tenant work orders
- Support Operations Managers in preparing BOMA BEST applications
- Ensure implementation of regulatory safety protocols and emergency preparedness plans
Tenant Relations
- Address tenant concerns promptly and professionally, providing necessary follow-up and support
- Oversee tenant initiatives related to insurance, legal, environmental, and energy programs, coordinating implementation as needed
- Manage tenant correspondence related to billing, GLA calculations, and year-end recoveries
- Monitor lease compliance, resolve issues, and flag at-risk tenancies to Leasing
- Review rent relief requests and submit recommendations with detailed rationale
Leasing and Support
- Participate with the SHAPE Leasing and Specialty Leasing Departments in arranging new leases, renewals and showing vacant units to prospective tenants
- Monitor tenant compliance with lease agreements, resolve problems and concerns, and advise SHAPE’s Leasing Department of unstable tenancies
Environmental, Health & Safety
- Understand and support the company’s environmental and Health & Safety policies
- Support in investigations of WCB, environmental and H&S incidents report to all parties on request
- Participate in monthly OH&S meetings with Security, Maintenance, Custodial and Administration teams
- Oversee sustainability projects with Operation Managers
Personnel Management
- Lead, mentor, support and motivate the Alberta team
- Conduct regular performance reviews and ensure training and development plans are in place
- Participate in recruiting

Required Training and Experience
- Previous experience as a manager in finance or operations
- A natural marketer with a history of developing winning strategies
- Demonstrated financial acumen with a strong understanding of accounting and budgeting principles
- Previous experience with Angus, Yardi and Microsoft Platforms
Working Conditions
The successful candidate will work at the regional administration office, based at Destination: Deerfoot City.
Salary Range: $88,000-92,000/year
