ABOUT THE CITY OF LOUGHEED

The regional shopping centre hosts 100+ shops, services and Eateries, including London Drugs, Walmart Supercentre, Sport Chek and Fitness World. We are only beginning to see what happens when it all comes together.  

ABOUT THE ROLE

We are seeking an Operations Manager who is energized by change and inspired by the opportunity to help shape the future of The City of Lougheed. We are looking for a proactive, solutions-oriented leader who can anticipate needs, identify efficiencies, and continuously elevate how the property operates.  

The ideal candidate is equally comfortable rolling up their sleeves to support day-to-day operational demands as they are contributing to long term strategic planning. Strong collaboration and communication skills are essential, along with the ability to work effectively across teams and stakeholders in a dynamic, evolving environment.

Primary Job Responsibilities

Building Operations

  • Oversee maintenance programs of all building and site equipment (incl. fire, life, safety and emergency systems, HVAC, electrical, security and video surveillance systems and ground-keeping equipment) to ensure the property adheres to the existing company policies & procedures
  • Oversee the development of both third-party custodial and security departments with respective managers
  • Perform daily inspection of all areas of the property, not limited to building structure, parking lot, stairwells, common areas and report any areas of concern to the General Manager
  • Assist in all marketing setups, not limited to holiday décor, fashion shows, outdoor seating
  • Provide leadership, development and motivation to the operations team to achieve high performance
  • Be available for on call and weekend duties, including responding to afterhours issues, as required
  • Other duties assigned from General Manager as needed

Tenant Services

  • Oversee all tenant repairs, service requests, moves and fit outs, to ensure that effective long-term tenant relationships are built and a consistent high level of service is maintained

Environmental, Health and Safety

  • Ensure compliance with BC Building Code, WorkSafeBC, and applicable regulations
  • Oversee adherence to the company’s environmental and Health & Safety policies, including risk management, insurance, sustainability and emergency planning programs
  • Manage investigations of environmental and H&S incidents and report to necessary parties
  • Supervise the implementation of effective energy management programs
  • Review daily Security Reports and follow up on incidents where needed
  • Facilitate monthly OH&S meetings with Security, Maintenance, Custodial and Administration teams

Tenant Coordination

  • Work in partnership with the construction and development teams for Tenant Improvement/Coordination
  • Familiarize self with building guidelines and base building restrictions
  • Comment on all plans submitted by tenants including but not limited to building restrictions, signage, design and critical dates with follow-up as required
  • Communicate with tenants, in writing, when their business could be affected by scheduled work
  • Provide all TC documentation to head office in a timely manner

Contract Tendering and Payables

  • Initiate and support property management in Requests for Proposal for third-party service contracts
  • Approve Purchase Orders and payments against third-party invoices pertaining to building maintenance
  • Oversee service contracts to ensure deliverables are being met

Budgeting and Reforecasting

  • Prepare, control and be accountable for the annual operations budget and capital budget. This includes providing a monthly variance report to the General Manager

Qualifications

Required Knowledge, Skills, and Abilities

  • Fully competent in all related legislation and Occupational Health and Safety
  • Capable of reading blueprints and construction drawings, shop drawings and maintenance manuals
  • Good working knowledge of standard windows office programs, and industry-standard building control automation systems and building codes
  • Excellent communicator both verbally and in writing with the ability to multi-task and manage both technical teams, multiple vendors and tenant expectations
  • Strong financial and strategic mindset
  • Ability to analyze situations and use critical thinking to implement a solution and execute operations outcomes
  • Must be able to provide a clear criminal record

Required Training and Experience

  • Minimum of 5 years of supervisory experience with 5 years of related work experience in a similar environment with comparable building systems
  • Experience with management of computerized preventative maintenance programs
  • Experience negotiating service contracts and supervision of capital programs
  • Power Engineer 5th Class Minimum, a 4th Class is preferred
  • Trade certificate (HVAC, electrical, plumbing) is an asset
  • Profession designation such as CPM, RPA, FMA or SMA is considered an asset
  • Post-secondary education in Business, Real Estate, Finance, or a related field preferred
  • Experience in both retail and residential properties an asset

Working Conditions

A combination of office and on-site work, that includes sitting, standing, walking and physical activity, including construction areas, mechanical rooms, outdoor environments, parkades and rooftops.

Salary Range: $90,000 – 130,000 / year
