They are also responsible for monitoring and inspecting building monitoring systems and attending to service calls and emergencies. Shifts will be a mixture of mornings (6.30am-2:30pm) and evenings (2pm-10:00pm). Some Weekend availability is a must.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Primary Job Responsibilities<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Daily<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Test and inspect pump rooms\/pumps, sprinkler room\/sprinkler system, fountain room\/fountains water testing\/chemical level testing<\/li>\n\n\n\n<li>Responsible for operation\/repair and day to day monitoring of the Centre\u2019s HVAC equipment including boilers, cooling towers, chillers, pumps, motors, fans, vfds, and compressors<\/li>\n\n\n\n<li>Operates and services building\/plant (boilers, water softeners, chillers, HVAC,<\/li>\n\n\n\n<li>Automation systems, fire systems, call systems, emergency power) within code<\/li>\n\n\n\n<li>Performs daily boiler chemical tests, calculates impurities, adds chemicals as necessary<\/li>\n\n\n\n<li>Maintains and repairs boilers (e.g., shutdown, boiler inspection, replace parts)<\/li>\n\n\n\n<li>Perform minor repairs and projects such as plumbing, electrical, drywall repairs, carpentry, painting, etc.<\/li>\n\n\n\n<li>Assist with Energy Management including scheduling equipment start\/run times. DDC optimization, etc.<\/li>\n\n\n\n<li>Help ensure timely response\/resolution\/recommendation to all tenant requests<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">&nbsp;Weekly<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Run fire pump tests in the three residential towers<\/li>\n\n\n\n<li>Run building generator test \u2013 2 hours minimum under load<\/li>\n\n\n\n<li>Carry out preventative maintenance duties on all equipment listed above as well as other Building systems both interior and exterior with minimal supervision. This includes heat pumps, fans, sump systems, etc.<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Monthly<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Run building generator tests for 4 systems which serve commercial and residential spaces<\/li>\n\n\n\n<li>Perform monthly preventative maintenance tasks as assigned through work order system (Angus)<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Periodic<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Participate in and promote company\u2019s Sustainability Programs including LEED standards, BOMA Best etc.<\/li>\n\n\n\n<li>Respond as part of the EMT to any emergency situations and assist Fire Department\/Security as required including shutting down equipment &amp;
